When was your lease signed? Type of leaseA fixed-term lease ends on the date written in your contract and cannot be ended with notice. To leave earlier, agree on it with your landlord in writing, for example by finding a new tenant.
A tenant's notice period in Finland is one month, counted from the last day of the month in which you give notice. Notice given on any day in October ends the lease on 30 November. For leases signed before 1 October 2026 the default moving day is the first working day after the lease ends. For leases signed from 1 October 2026 it is the day the lease ends, and the landlord must return the deposit or notify you of a deduction within 14 days.
How the calculator counts
The notice period does not start on the day you send the message. It starts at the end of that month and lasts one full calendar month. That is why notice given on the 1st and on the 31st of the same month ends the lease on the same day. The calculator takes the last day of the month after the one in which you gave notice.
The default moving day depends on when your lease was signed. Finland's act on residential leases was reformed on 1 October 2026, and the new moving-day and deposit rules only apply to leases signed on or after that date. For older leases the calculator skips weekends and Finnish public holidays, including Midsummer Eve and Christmas Eve, to find the first working day.

In the second example 1 January is a public holiday and 2 and 3 January fall on a weekend, so the first working day is Monday 4 January. When the default moving day lands on a weekend for a new lease, agree with your landlord in good time on when the keys are handed over.
Fixed-term leases
A fixed-term lease ends on the date written in the contract and cannot be ended with notice. If you need to leave earlier, propose ending the agreement to your landlord and offer to find a new tenant. Agree on the termination in writing. Since the 2026 reform it is also possible to agree on a lease that is first fixed-term and then continues as open-ended, so check which type yours is.
After you know the dates
- Book the movers for the moving day or a day or two earlier. The turn of the month is the busiest time for moving companies.
- Book the move-out cleaning for the afternoon of moving day or the next morning, once the flat is empty.

For leases signed from 1 October 2026 the landlord must return the deposit or notify you of a deduction within 14 days of the end of the tenancy or the handover of the flat. For older leases the law sets no fixed deadline, so check the terms of your lease.
